Thank you for everything you have done for us! You are such a professional. R. Seibert
My passion is to:
1) Provide my real estate clients with the highest level of professionalism, integrity, honesty, and thoroughness in the industry.
2) Competently advise my clients so they can make their real estate decisions with complete confidence and comfort.
3) Negotiate the best possible real estate deal for my clients.
Boulder, Colorado was recently featured in USA Today as one of the best real estate markets in the country!
BUYERS
BE REPRESENTED!
4 out of every 5 buyers use a buyer's agent. It's free. It's your right. Buyer agency was created to protect the buyer.
As an Accredited Buyer's Representative (ABR), one of the clearest advantages of working with me is my ability to listen to what you want and what you need. I then apply this information to the marketplace in order to locate suitable properties. This saves you TIME. Anyone can show you Boulder Colorado real estate. I will show you suitable properties.
Many properties sell before they are listed publically in the MLS or on the internet. This is where working for RE/Max of Boulder, Boulder County's #1 firm has major advantages. RE/MAX of Boulder agents are involved in over 1/3 of Boulder County's real estate transactions. Therefore, I am aware of new listings before they hit the market. I get to see many of the best homes, first.
Utilize my 25 years of real estate experience and negotiating skills help purchase at below market prices. Use my knowledge of construction, tax and financing to help you make sound real estate buying decisions based upon your goals.
Even in today's environment, well priced real estate sells fast. Are you familiar with my "Buyer Instant Notification Program"? My clients automatically receive, by e-mail, every new listing which matches their specific criteria within hours of it going into the MLS system. Or, search for Boulder or Denver real estate yourself at [Search for Homes].
SELLERS!
Let's get you where you want to go, when you want to be there.
If you're planning to sell your home in the coming months or even within the year, please call, email, or choose What's My Home Worth. I will provide a comprehensive valuation on your property.
Selling a home in this market takes a lot more work than simply placing it in the Boulder MLS service. It takes a comprehensive marketing plan. Call or email me for a copy of my 25 Step Marketing Plan Contact Steve.
Be careful of discounted fee firms. Because of the high fixed and variable costs associated with practicing real estate, the two areas that discounted fee firms can cut costs is on MARKETING and EDUCATION. Ironically, these are two very important items when it comes to selling your Boulder County home and representing your interests. Discounted fee = weak marketing plan + weak agent.
The intangible is TIME and EFFORT. Is the discounted fee agent that relies on volume sales going to put in the extra TIME and EFFORT that will absolutely increase your bottom line?
SAVE MONEY vs MAKE MONEY. If discounting the fee SAVES you $5,000, but I sell your house for $10,000 to $25,000 more because of my negotiating experience and extra efforts, don't you MAKE more money? Isn't that the point?
FOR SALE BY OWNERS
What is more important? Netting the most money from your property sale or paying less commission?
Based upon a 2002 national study of 37,000 consumers who either bought/sold a home, homes sold with the assistance of a Realtor sold at substaintially higher prices than homes sold FSBO, far more than the perceived commission savings.
Why? Buyers who look for FSBO properties are typically looking for either, 1) a deal; or 2) owner financing because they cannot qualify under conventional means. Why do all the work, spend all the advertsing money, and waste all your weekends and get less than you would with a Realtor? Does it make sense?
